Once you have selected a floor plan, a lot and options we get the process officially started with a New Construction Agreement, or contract. An initial deposit, or earnest money, will be due at this time.
Once, the seller signs you will be officially UNDER CONTRACT!
Within the next 10 days you will meet with a mortgage lender to get qualified for the home loan
*A construction deposit will be required 45-60 days from contract date, depending on your price point.
Your first meeting with our staff will consist of viewing your home on your lot and going through your building plans. At this point we may review additional changes and price additional options for your new home.
Once this step is complete your plans are sent to a structural engineer and building permits are requested from the city.
While we wait for building permits, you get to meet with our amazing design team to start personalizing your home. You will select interior and exterior features such as masonry, siding, cabinetry, paint, countertops, flooring, doors, fixtures, lighting and so much more!
Once you have signed off on all your selection, our team will send you a document summarizing all the details and selections, as well as an updated plan of your home, before we get started with construction.
Time to see your vision take shape!
Our construction team will start working on your home.
The process from excavation to completion usually takes about 8 months.
You Symphony Homes agent (that's me!) will keep you updated with weekly reports on the progress of your home.
Once the house is framed you will have a meeting to walk through your home and review the electrical design with the construction manager.
When your new home is 30 days from completion, you will receive an update on your closing date.
At this point your lender will need to update all the necessary information pertaining to your loan.
You may start setting up the transfer for your utilities and making arrangements for your move.
Now that your closing has been scheduled, you'll meet with the construction manager at your home for a new home orientation. He'll discuss how to operate your home and proper home maintenance.
You will meet at the Title company on your closing date. Your title officer will go over all your loan documents and fees. Any additional down payments for your loan will be required at this time.
Once your home is recorded, our customer service manager will schedule an appointment to go over our warranty coverage, how to request any warranty services, and to give you the KEYS TO YOUR NEW HOME!
